Location, location, location
Location is one of the most important elements – if not the most important element – to consider in a home search. While it’s easy to find markets that are already buzzing, how can you spot up-and-coming neighborhoods?

Uptick in businesses
Take note when chic hotels, stylish boutiques and trendy restaurants begin to emerge in the surrounding areas. If a neighborhood is creating a higher demand for new venues, then its property values are likely to soar.

Fixer-upper potential
Neighborhoods that may be considered past their prime but offer unique architecture and structural integrity are prime real estate opportunities. Victorian, Tudor and Spanish-style older homes are popular, especially among millennials and first-time home buyers who are willing to invest in a home that requires a little extra love, attention and elbow grease.

Fast-selling properties
As homes begin to spend less and less time on the market, it’s a good sign that the neighborhood is increasing in popularity. Sometimes, it only takes a few buyers taking an interest in a neighborhood before other buyers take note and begin to see its potential for future growth.

Home-buying lingo for beginners

Buying a home means entering a new world filled with what may be unfamiliar terms. Here’s a short cheat sheet to help you increase your real estate vocabulary.

Appraisal: Estimated value of a property, conducted by a licensed residential real estate appraiser.

Comparative market analysis: A study of comparable homes to determine a reasonable asking price for a property.

HOA: A homeowners association is an organization that determines the rules and standards of a community.

Due diligence: Actions, such as a title search, that responsible buyers take in order to protect their real estate investment.

Earnest money: A deposit made to a seller that demonstrates the buyer’s good faith and is applied toward the down payment at closing.

Title: A term referring to the ownership rights and possession of a property.

Contingencies: A condition or action, such as a home inspection, that must be met for the real estate contract to become binding.

Escrow account: Where earnest money is held by a third-party, such as a title company or bank, until the closing.

The availability of homes on the market is low while the demand is high, especially for first-time buyers. If you have some cash to invest, you may be considering flipping a house.

Don’t forget, the length of time required to update the home is one of the biggest factors that can turn your flip into a flop. Avoid getting stuck with a fixer-upper that becomes a real money pit by consulting a real estate professional. Know your options.

Even if you don’t see yourself as particularly handy, chances are you’re capable of completing a few projects yourself. Consider taking on the finishing touches of landscaping, painting, replacing doors and trim, or installing new appliances to increase your return on investment.

Most current RE stats for Portland-Metro

May Market Report Portland 2018

May Residential Highlights
New listings made some gains this May in the Portland metro area. At 4,665, new listings outpaced May 2017 (4,388) by 6.3% and rose 16.9% from last month in April 2018 (3,990). This was the strongest May for new listings since 2008, when 5,182 were offered in the month. Closed sales (2,803) fell 3.2% short of the 2,896 closings recorded last year in May 2017 but showed a 11.1% increase from last month in April 2018 (2,523). Pending sales (3,201) fared similarly, decreasing 6.8% from May 2017 (3,435) but rising 6.4% from April 2018 (3,008). Inventory in the Portland metro area remained unchanged in May. During the same time, total market time decreased by five days to end at 37 days.

Year to Date Summary
Activity so far in 2018 is a little mixed compared to 2017. New listings (17,506) are up 4.9%. Closed sales (11,492) are down 0.2%, and pending sales (13,360) are down 0.8%.

Average and Median Sale Prices
Comparing 2018 to 2017 through May of each year, the average sale price rose 5.9% from $423,800 to $448,600. In the same comparison, the median sale price rose 8.0% from $370,000 to $399,500.May Residential Highlights
