2021 REAL ESTATE FORECAST

The current Portland-Metro Real Estate market is sitting at 1 month of inventory. That is the lowest I have seen in my almost 24 year career in real estate. That means it is a strong sellers market. On the contrast, the interest rates are the lowest I’ve ever see also, in the 2%. The low inventory and the low interest rates balance each other out a bit. The market is dynamic and robust and is not expect to cool at all in 2021.

In 2021 we are expecting a 3%-7% increase in sales price. Entry level homes in the low-mid $300,000 will see fierce competition and multiple offers. While we saw some slowing in the luxury, higher end homes in 2020, I believe we will see more interest in that price point as the interest rates make it more attainable. Our mid priced homes, $400,000-$800,000, will be in high demand as people are looking to buy bigger and have more room for home offices, classrooms and multi-generational living. 2021 is expected to be the big migration.

Here are some predictions and reasons for a banner coming year in real estate:

  • NAR’s Chief Economist, Lawrence Yun, is predicting Home Sales will rise between 5%-10% in 2021
  • This will be due to continued job recovery combined with record low mortgage rates
  • Home prices are expected to increase 3%-5% nationally
  • Low rates are expected to stay around for the next few years, meaning there will continue to be an increase in demand for homes. It will stay a seller’s market!
  • The main factors impacting the market will be:
    • Decentralization: People moving out of the city and into the suburbs because they are able to continue working remotely or will only be going into the office part time.
    • Relocation: Remote workers are on the move. Right now stats show that nationally 14-23 million remote workers are looking to relocate and more than half of them want to move at least 2 hours away from their work location. Looking for places with better weather, areas that align with their ideologies, better high speed internet access, etc. This makes it important to build a referral network of agents in other areas.
    • Upsizing: More and more people are wanting bigger homes with more rooms to accommodate working from home and homeschooling.

The National Real Estate market isn’t expected to slow down anytime soon and neither is the Portland-Metro Real Estate Market. If you have been contemplating making a move I recommend you do it sooner than later. Now is the time to prepare for 2021. Call me for information on selling and buying in this fabulous Real Estate Market.

Brass Is Back-How to Use Brass: 5 Key Tips

1. Use sparingly. Brass works best when used in small doses. Too much can create a “too matchy-matchy” look, according to Smithe. Overuse can make it start to look cheap, says Segal. “Moderation is key,” he says.

2. Mix finishes. Brass appears more timeless rather than trendy when it’s matte, brushed, or aged, which helps soften its sheen, Segal says. But be careful, Smithe says, when mixing brasses in a single space from different manufacturers. “There is a huge range in color and brightness. Some take on a bright yellow color while others can be more of an aged gold,” she says.

3. Combine warm metal colors. Brass, gold, and bronze can work well together since they share similar warm values versus shiny nickel, which leans toward the colder side, says Sprouse.

4. Mix metals. Some designers also think brass, satin, brushed nickel, stainless steel, and oil-rubbed bronze can be used together. But Imhoff still offers some caution. “Go with similar warm, muted undertones for some consistency,” she says. Chicago designer Summer Thornton likes mixing metals, particularly in kitchens and bathrooms where she might use brass, nickel, and steel combinations.

5. Consider longevity. How long brass will stay fashionable is unknown. When it becomes too ubiquitous in retail stores, shelter magazines, and on design websites, it may be time to move on. The good news is that brass touches are easy to add in and switch out.

Homeland Security Declares Real Estate ‘Essential,’ But …

Coronavirus fears are moving real estate to digital tours, Facetime

Federal guidance from the Department of Homeland Security has included real estate in a list of essential services that are deemed critical to public health and safety, as well as economic and national security.. State and local officials, however, have been issuing guidelines that could prevent normal business operations for real estate professionals in some areas. Those local mandates should take precedence over federal guidance, experts advise.

Where real estate services are continuing—albeit in modified forms—brokerages are cautioning their agents to act responsibly and to practice safe social distancing in light of the coronavirus outbreak.

Under the issued Homeland Security guidance, “residential and commercial real services” are included on a 15-page list of essential services. These cover settlement services and government offices that conduct title searches, notaries, and mortgage and recording services, as well as construction. The advisory letter was created by the Homeland Security’s Cybersecurity & Infrastructure Security Agency.

“This list is advisory in nature,” the guidance notes. “It is not, nor should it be considered, a federal directive or standard.”

Indeed, REALTORS® should follow the guidelines set forth by their city, county, and state governments, urges Katie Johnson, general counsel and chief member experience officer for the National Association of REALTORS®. “It is imperative you adhere to the order” of your local jurisdiction, Johnson says.

“Being deemed an essential service means that you have a special responsibility and opportunity to continue operations if you choose to but not if you don’t. It means you have the special responsibility and mandate to adhere to your state’s executive order regarding ‘essential services.’ ”

REALTORS® also have a responsibility to abide by all necessary health and safety precautions mandated by your state’s executive orders that would apply to business activities such as in-person property showings or other face-to-face gatherings.  “We all have a special responsibility to lead by example, to do what we think is best for our communities and ourselves, and to do what we think best for the reputation of the industry,” Johnson says.

TURNING A BEDROOM INTO A LUX BEDROOM

LuX on Behance | Luxe bedroom, Luxurious bedrooms, Luxury bedroom ...

For most of us, our bedroom is little more than a place to sleep and relax. However, just because it’s always been that way doesn’t mean that we have to settle for drab and dreary.

One trend that’s gaining steam these days is converting your current bedroom into a luxury suite (or something comparable). If you want to live like you’re renting a room at the Ritz, then you want to follow these tips.

Compartmentalize Your Activities

Making your bedroom more functional is going to make it more luxurious. Add a gorgeous desk for working and a TV area for entertainment, and you’ll be living it up in no time.

Make it Chic

Choose a color palette that is both luxurious and classy. Silver and gold can seem tacky, so choose muted shades that compliment each other.

Also, a brilliant and commanding headboard can instantly upgrade the look of your room without any other changes.

Light it Properly

Finally, make sure that you have the right light to show off your designs. If it’s too washed out or yellow, then it will look drab and run down. Switch to brilliant LEDs and see the difference.

Choose Your Accents Wisely

We already mentioned a headboard, but some elegant drapes can also make your room feel more royal. Being strategic with your furniture accessories is going to both keep you under budget and avoid doing too much with the space.

Are you ready to lux your bedroom? You’ll be impressed by the results, and the feeling of decadence will make you more confident in your surroundings.
