Read more. According to Grant Cardone, author of The 10X Rule, successful CEOs read an average of 60 books per year. Try listening to audiobooks during your commute or while running errands to fit more learning into your schedule.

Prioritize relationships. Surround yourself with positive, ambitious people and look for mentors who can coach you along the way. Be generous with your time and expertise as well.

Work out consistently. Tom Corley, author of Rich Habits, found that wealthy individuals exercise an average of 30 minutes, four days per week.

Journal each day. Many CEOs say keeping a gratitude journal positively impacts their perspective. Writing down motivational ideas, goals and habits is an empowering way to organize your thoughts as well.

Almost 40% of U.S. homeowners are mortgage free!

More Americans are living mortgage-free. This article by Shelly Hagan will show you how.

About 37% of U.S. households are “free and clear,” meaning they no longer have a home mortgage to pay, according to a Zillow data analysis. This number ticked upward after the Great Recession and over the past 10 years, the share of homeowners paying off their mortgages has risen 5.5 percentage points.

“In general, higher home equity is financially preferable and the rise in mortgage-free ownership is in line with brighter economic conditions, which is why we’ve seen the free-and-clear share increase over the last decade,” said Javier Vivas, director of economic research at Realtor.com.

An aging population and change in owner demographics is another reason for the increase, according to Zillow. Younger Americans are likely to wait longer to a buy a home due in part to rising living costs and student debt. As a result, older Americans comprise a larger share of total homeownership and have had years to pay off a home as well as build wealth. This trend could reverse as younger generations age and enter the real estate market.

Trade-offs associated with paying off a mortgage include abrupt changes to the value of the home and the opportunity cost of other higher investment returns when mortgage rates are low, Vivas said.

Mortgage characteristics vary by state and those with lower housing prices typically have higher rates of fully-paid mortgages. In 2017, the most recent available data, West Virginia had the highest share of “free and clear” ownership at 54%. Maryland and the District of Columbia were on the other end of the spectrum with rates of 27% and 24%, respectively.

Over the last decade, the median price of an existing home in the U.S. has increased by more than 60% — or an addition of more than $100,000 in equity for homeowners without a mortgage.

Zillow analyzed data from the American Community Survey, which occurs annually and includes about 3.5 million responses. The Bureau of the Census also runs the American Housing Survey (AHS), which looks at mortgage characteristics. While the upward trend in “free and clear” homes is evident in both surveys, the AHS suggests the rate is higher — at 40% of total owner-occupied units. The AHS is conducted every other year and covers a smaller sample size of 115,000 units.

A creaking floorboard. A finicky toaster. Are these bothersome quirks serious enough to be replaced or can you get by with a simple repair?

Kitchen appliances Small appliances such as a toaster or coffee pot probably cost more to repair than replace. For dishwashers, ovens and other large appliances, consider replacing older models with energy-efficient new ones.

Exterior door If it’s leaking, drafty or made of poor-quality materials, replace it. You will save money on heating and cooling, which will pay for itself over time. Plus, replacing an older front door with a new one will increase not only the security of your property, but the curb appeal as well.

Old wooden flooring Depending on the condition of your wood floors, repairing and refinishing is more affordable than replacing – especially if you’re willing to do some or all of the work yourself. Keep in mind that it’s not always necessary to sand the floors down to the raw wood. It’s wise to consult a flooring contractor to find out just how much work the job will require.

Drafty windows Replace warped, poorly fitting windows with today’s energy-efficient styles. Your energy bills will shrink and your home’s value will increase with this popular upgrade.

How To Prevent Mold In Your Home

As the seasons change, spring cleaning is an excellent time to address any places in your home that could be breeding grounds for mold. It’s important to keep potential problem-areas dry, eliminate anything that blocks airflow, and keep exterior doors and windows shut when running the air conditioner.

Mold thrives in humidity, so thoroughly check for dampness near sump pumps, basement doors, windows, and hot water tanks. Moving furniture away from registers allows air to circulate and helps eliminate condensation. Standing water is a major offender, so be sure to check drip pans under your refrigerator and your AC unit, and dry up any puddles before they become a problem.

If your home is prone to high humidity, consider investing in a dehumidifier. You can purchase a whole-house dehumidifier or portable ones for specific rooms. If possible, vent bathrooms to the outside to reduce humidity from hot showers. If you suspect mold in your home but haven’t found the source or need help removing it, contact a qualified professional to help you solve the problem.

Snag a night away. Booking a hotel room or an Airbnb can help you experience your city like a tourist. Eat at a restaurant you’ve never been to before, and challenge yourself to start conversations with servers, bartenders or fellow patrons. Ask people what they enjoy most about your city – you may be surprised by what you learn.

Become your city’s biggest fan. Think about the food, landmarks and outdoor activities your city is known for, and make a plan to experience them yourself. Even if they feel clichéd, your city’s main attractions are worth trying at least once, and they may make you a bigger champion of your hometown.

Venture out with a camera. Looking through the lens of a camera can shift your perspective on even the most familiar places. Explore a part of town on foot, looking for new details and unique angles to capture. Try recreating photos you’ve seen online, or search for a great vantage point to take a panoramic shot at sunset.

Be Aware Of These Home-Buying Fees

In addition to a down payment, here are some other expenses home buyers need to be aware of. “Just because you’re spending hundreds of thousands on a home doesn’t mean you should be comfortable throwing thousands of dollars at fees.”

Be sure to ask your lender or Realtor® any questions you have concerning the fees you’re being charged. In addition, your real estate agent may be able to help you negotiate the cost of some of these home-buying expenses.

Home inspection: Inspectors will look for any signs of structural issues, mold and leaks. They also assess the condition of the roof, gutters, HVAC, water heater, plumbing, electrical system, and more.

Appraisal: Mortgage lenders require an appraisal report to ensure that the property is worth the sales price agreed upon by the buyer and seller.

Loan application: Thelender will charge fees for running your credit report and processing your application. Be sure to ask for an itemized list of these charges.

Mortgage loan origination fees: These upfront costs, which are associated with underwriting and funding the loan, are quoted as a percentage (typically 0.5 to 1.5 percent) of the total amount borrowed.

Private mortgage insurance (PMI): Lenders generally require buyers to put down at least 20 percent of the purchase price of the home. Otherwise, PMI is required to protect the lender if the buyer should default on the loan. The PMI should be automatically canceled once the buyer reaches 78 percent of the loan-to-value ratio.

Tax service: This fee ensures that the seller’s tax payments on the property are up to date and that the buyer’s payments are correctly credited.

Property survey: This report outlines the boundaries, dimensions and major features of the property.

Title services: Title companies charge fees to cover the title search, notary costs, government filing fees, and more to ensure the buyer receives a clear title to the property.
