Rachel is the winner of the Five Star Professional award again in  2017. Making her an award winner 2017-2011. The objective of the Five Star Award  is to develop a list of real estate agents in a given market who satisfy objective criteria that are associated with providing quality services to clients. Some of this criteria is superior customer service, meeting production levels and are generally recognized in certain locations.  Less than 7% of the real estate agents in a market are included on the published list. Only a few hundred Portland real estate agents receive the award, and there are around 10,000 agents in the Portland metro area up for consideration.

I’d like to thank my clients and colleagues for nominating me for this award again. I’m deeply moved by this honor. I received the highest production level standard and also named a Five Star Agent in ALL Portland Metro areas. When we get down to it…The only reason I received this is so many wonderful people allowed me to be of service to them. It is an opportunity I greatly appreciate and don’t take from granite.

PRICING YOUR HOME

Many people are unsure how to estimate the value of their home. Here are a few age old truths about pricing no matter what kind of market we have: Seller or Buyer Markets.

Although, With the lack of inventory we are currently experiencing a seller can put their list price slightly over fair market value….depending on the location. All locations are different.

1. Value is determined not by what you need or have invested in your property, but by what a buyer is willing to pay.
2. The higher you price your property above fair market value, the fewer the number of available buyers.
3. The greatest number of showings occur when your property first comes on the market; it quickly attracts the attention of the largest number of buyers looking for a property in that price range.
4. The closer the listing price of your property is to fair market value, the higher the selling price you’ll likely receive. Too high a listing price attracts the wrong buyers and the right buyers won’t see your property.
5. The length of time your property is on the market may affect the selling price you receive. In a buyer’s mind, too much time on the market indicates an overpriced property. To a buyer, it presents an opportunity to negotiate a price lower than you might have originally received.

PORTLAND/METRO MOST CURRENT REAL ESTATE STATS & NUMBERS

October Residential Highlights

October brought some cooling to real estate activity in the Portland metro area, but pending sales were still on the rise this was the strongest October for pending sales in the area since October 2005. Inventory in the Portland metro area decreased slightly in October to 1.8 months. Remember 6 months is considered a balanced market. Anything under 6 months is considered a sellers’ market and above 6 months is considered a buyers’ market. We are in a STRONG sellers’ market right now. We have actually been in a sellers’ market for well over 3 years.

Total market time in holding steady at 46 days (Time it takes to get an accepted offer on your home).

Sale Prices and the Future of Real Estate

Prices continue to rise. The median sale price rose a whopping 7.0% for all areas (All neighborhoods are different-for your call, email or text me).

The interest rates are still very low making it affordable to purchase even though the prices are rising. The economic forecasts I have heard say we are in in for another year of increased prices!
