How to pull off a neutral room

A neutral decorating scheme can create a beautiful, serene space. Neutrals are also flexible, making it easy to swap out pieces as you feel inspired. Consider these design tips to make the most of neutrals in any room.

Add warm hues. Wood accents are a great way to add warmth and keep a neutral room from feeling cold or sterile. Try displaying wood cutting boards or adding a natural wood shelf in the kitchen. Crate&Barrel designers suggest using a walnut mid-century bench as a coffee table to bring a unique element to your living space.

Choose contrasting textures. Layering tactile and visual textures is key to making a neutral room interesting, says Houzz.com. Plush rugs, exposed brick, concrete walls, faux-fur throw pillows, and textured artwork can add interest and depth to any room.

Lead the eye. Hang an abstract painting in soft neutrals to draw the eye upward, says Crate&Barrel. You could also consider adding a pop of color through a tall plant or an accent pillow with a bold pattern.

Use metal accents. Metals pop against a neutral backdrop. Choose metal light fixtures and drawer pulls, or display metallic kitchen utensils. ElleDecor.com predicts that copper and rose gold are fading out for 2019, so consider more natural-looking metals such as polished nickel and antique brass.

Should you sell a home during the holidays?

Traditionally, most sellers shy away from listing their homes in November or December. Some buyers, however, need to make a quick purchase before the end of the year due to a job transfer, estate settlement or other tax reasons. With very little competition in the marketplace, properties listed during the holiday season tend to sell more quickly and for a higher price.

If you’re worried about moving during the holidays, keep in mind that buyers often need to close by December 31, but they don’t necessarily need to take possession until January. That way both you and your buyers can enjoy one last holiday season in the old house before making the move.

Of course, the most pressing question is whether you should decorate your home for the holidays. Real estate professionals agree that homes show better with tasteful, festive decorations. Buyers can typically feel the warmth of the season and comfortably picture themselves living there. Be sensitive to different religions and use generic decorations that reflect a fall or winter theme.

A low home appraisal can stall mortgage approval

What happens when a buyer and seller agree on a price, but then the lender’s appraisal comes back lower than the agreed-upon amount? Until the financing is approved, the deal can fall through. This is why you see the words “Contract Pending” on the agent’s yard sign.

Approximately 10 percent of real estate agents report on a monthly basis that a low home appraisal negatively impacted a sale, according to the National Association of Realtors®.

Here are some ways that sellers and buyers can protect themselves from a low appraisal.

Sellers

  • Before you list your property, pay to have an appraisal done. In a seller’s market where some buyers are making offers significantly above the listing price, sellers need to understand how critical the appraisal is to closing the deal.
  • Do your homework and use a qualified appraiser who has a membership designation such as SRA or MAI from the Appraisal Institute.
  • Be sure the appraiser is comparing your home to the latest data about homes just sold or under contract in your area. Also, highlight any improvements to your home or landscaping that may positively affect the selling price.

Buyers

  • Ask your lender to choose one name among 2 or 3 qualified appraisers that you recommend.
  • Meet with the appraiser when the inspection is being done, and ask questions about the process.
  • If you receive a low appraisal, follow up and ask questions. The appraiser or supervisor may have overlooked the newest information.

5 Tips to add attractive value to your home

Here are five home improvements that can enhance your own enjoyment, as well as increase your property’s value at resale time, according to HouseLogic.com.

  1. Crown molding. Upgrading to crown molding can make a room feel bigger, taller and more elegant. Wood moldings are available in a variety of styles that can be stained, painted or left natural. Some moldings feature indirect LED soft lighting.
  2. Ceiling fans. Replacing old, unattractive ceiling fans can enhance the entire look of a room. Choose a quality fan with the Energy Star label to get the best cooling results and least amount of noise. A “hugger” ceiling fan that’s flush-mounted is ideal for rooms with a low ceiling height.
  3. A mature tree can add between $1,000-$10,000 to the appraised value of a property. Trees growing along the street in front of a house can increase its resale value by an average of more than $8,500, according to numerous studies of appraisal reports.
  4. Deck or patio. If your property doesn’t have an outdoor living space such as a deck or patio, it’s a sound investment to make. Rebuilding a deck or expanding a patio can also offer a good return.
  5. Landscape lighting. A well-lit exterior can highlight the most attractive features of your property as well as help to deter would-be burglars. In addition, many homeowners insurance policies offer lower rates for motion-sensor lighting systems.

Create a Calming Space in Your Home

Every home needs a space dedicated to relaxing and rejuvenating. Whether it’s a bedroom, a meditation room or just a corner of the basement, here are some ways to make that place your calming space.

Use calming colors. Decorate with cool tones and muted colors to allow your brain to relax. Avoid harsh colors or busy prints. Taupe, gray, lavender, blush pink, or nearly any shade of blue are all colors that calm our senses.

Minimize the noise. Keep technology to a minimum because bright screens strain your eyes and busy your mind. Make the space a phone-free zone so you can avoid interrupting alerts and buzzes. An ambient noise machine is a great noise substitute, allowing you to listen to the sounds of ocean waves or rainfall.

Maximize the comfort level. Make the area comfortable and cozy. Fill it with soft pillows and blankets to make this space luxurious and nap-friendly. (Oversized, faux fur pillows are trending.) Set the mood for relaxation with soft lights that make the room glow.

Soothe your senses. Use a candle warmer or oil diffuser to fill the room with mellow scents. Eucalyptus, lavender, cedar, and mint are all natural, soft smells that leave your space feeling clean and inviting. Candles are great for soft, flickering light and peaceful scents, but be sure to blow them out before leaving your calming space.

A home is partially what you make of the walls that surround you, but it’s also about the environment that surrounds your home. If you’re thinking about making a move to the city, consider these pros and cons before you start packing.

Pros:

Walkability and public transportation
City living can put you in walking distance to work, school, grocery stores, and other points of interest. What you can’t reach on foot is likely only a subway or bus ticket away. Skip car payments, insurance and gas by purchasing a public transit pass.

Availability of amenities
A new restaurant, theater or museum is always popping up in the city. Cultural experiences abound, and special events come and go frequently. Health and emergency services are also much closer and more readily available.

Professional and personal opportunities
A higher concentration of people naturally means a higher concentration of opportunities. There is likely more demand for your profession in the city, accompanied by a higher paycheck. Networking professionally or expanding your social circle personally are much easier to do in an urban area.

Cons:

Cost of living
Your dollar will not stretch as far in the city. You will pay more for less living space, pay for parking that is free outside the city, and may even experience sticker shock at the grocery store.

Crowds and noise
More people means more traffic, more noise and longer wait times at your favorite restaurant. Even if your home is in a quieter neighborhood, chances are still high you’ll be falling asleep to the sounds of horns honking, sirens blaring and people walking home late at night.

Limited outdoor living space
Private yards, patios and decks are more limited in cities than anywhere else. You may have to share outdoor condominium amenities with neighbors, or go to a public park to host a barbecue. If you have a pet, consider where you will have to walk it in all kinds of weather.
