Downsizing To A “Smart Home”

Image result for smart home

In 15 years, the number of people ages 65 and older will exceed the number ages 18 and younger. Living longer makes the transition from the traditional four-bedroom family house to a smaller floor plan very attractive to new retirees. And with smart home technology becoming more accessible every day, active seniors can look forward to living safely and securely for years to come.

According to REALTOR® Magazine, “a smart home is a dwelling that is equipped with electronic devices that can control the use of utilities and appliances via voice activation or a mobile app.”

All you need to transform any home into a smart home is (1) a high-speed internet connection, (2) a voice assistant such as Amazon’s Alexa and (3) a smart alarm system.

With these three basic technologies, you can play music, control lighting, brew coffee, set thermostat temperatures, monitor energy usage, and see who is at your front door, among other things.

Home Staging: Buyers Want To See Your Home At Its Best

Image result for home staging

A 2018 survey from Home Staging Resource found that 85 percent of staged homes sold for 6-25 percent more than homes in the same market that weren’t staged. According to the National Association of Realtors®, the three most commonly staged areas are the living room (83 percent), kitchen (76 percent) and master bedroom (69 percent).

Consider these home-staging tips.

Living room: To eliminate dark shadows and enhance the decor, brighten up the room with chic lamps. Remove oversized furniture and arrange the rest in conversational groupings. When it comes to accessories, go for symmetry, which is most pleasing to the eye.

Kitchen: Clear everything off the countertops except for a pretty bowl of fruit or another decorative item. Pare down the dishes, utensils and appliances in your cabinets and drawers to make these storage areas look bigger. Scrub dirt, grime and stains from walls, cabinets, backsplashes, and floors. Clean and organize the pantry. Store trash cans in the garage.

Master bedroom: Consider replacing a king bed with a queen or full size to increase the available floor space. Pack up more than half of the clothes in the closets and then place remaining items on matching hangers. Store jewelry and other valuables in a safe spot. Be sure an attractive, neutral-colored comforter is the focal point of the room.

***I’M ALWAYS HAPPY TO HELP YOU AND YOUR REFERRALS***

Looking back at 2018 and ahead to 2019 in our Portland-Metro Real Estate Market.

December Residential Highlights
December brought cooling across the board to the Portland metro area. Pending sales, at 1,599, fell 9.0% short of the 1,757 offers accepted last year in December 2017 and 16.0%
short of the 1,904 offers accepted last month in November 2018.
Closed sales (1,846) fared similarly, ending 21.4% lower than in December 2017 (2,350) and 13.9% lower than in November 2018 (2,144). This is the coolest December
for closings in Portland metro since 2013, when 1,821 were recorded. New listings, at 1,255, cooled 22.4% from December 2017 (1,617) and 45.7% from November 2018
(2,310). Total market time rose to 64 days in December, with inventory decreasing slightly to land at 2.5 months.

Average and Median Sale Prices
Comparing 2018 to 2017 through December, the average sale price rose 5.5% from $428,700 to $452,400. In the same comparison, the median sale price rose 5.3% from $379,900 to $400,000.

Year to Date Summary

1-15-19 stats

Activity in 2018 was mixed compared to 2017. New listings (41,287) increased 1.2%. ending sales (29,809) decreased 4.9% and closed sales (29,771) decreased 5.9% this year.

The Portland-Metro real estate market is still a strong market but seeing some signs of slowing. In my opinion, it’s more of a balancing out. 2019 is expected to be a dynamic market and providing plenty of opportunities for both Seller’s and Buyer’s. For more information taking advantage of the opportunities please call, email, or text me.
