7 Ways to celebrate St. Patrick’s Day

While many people think of St. Patrick’s Day as the holiday of green beer, here are seven family-friendly ways to celebrate Ireland’s patron saint.

1.     Enjoy a local parade. Get the family together to watch marching bands, bagpipes and Irish step dancers in your area.

2.     Turn your food green. Dye your pancakes green, make cupcakes with green frosting or enjoy a mint milkshake as a festive treat.

3.     Eat traditional Irish food. Corned beef and cabbage or Reuben sandwiches are popular restaurant specials, or try making shepherd’s pie or Irish boxty at home.

4.     Enjoy an Irish beverage. Ireland has more to offer than Guinness and Jameson. Warm up with a cup of Barry’s or Lyons tea and top it off with a splash of milk.

5.     Listen to Irish music. Traditional Celtic music is standard fare. Flogging Molly and Dropkick Murphys are two Irish-American punk bands if you want a change of pace.

6.     Find a green landmark. Iconic sites around the world light up green for St. Patrick’s Day, making for a festive selfie backdrop.

7.     Watch the Chicago River turn green. Since 1962, the city has dyed the river by using an environmentally friendly powder that turns bright green when it hits the water. If you want to witness the transformation, be there on the Saturday before St. Patrick’s Day.

Spring cleaning checklist

As the weather begins to warm up, now’s the time to let your house breathe and do some spring cleaning. Set aside a day or a weekend to tackle your entire living space so you can freshen up your home without dragging out the process. Use this list to organize your cleaning room by room.

Kitchen:

·         Wipe down cabinets.

·         Clean windows.

·         Deep clean stovetop, oven and microwave.

·         Clean out fridge and pantry. Remove everything from the shelves and wipe down inside. As you return items, throw away any expired food, as well as spices that have been open longer than a year.

·         Remove everything from countertops and thoroughly scrub counters and backsplash.

·         Sweep and mop floors.

Living Room:

·         Clean out fireplace.

·         Dust ceiling fans, furniture and electronics.

·         Wash or vacuum window treatments.

·         Clean windows.

·         Freshen couches and chairs. Vacuum and use upholstery cleaner where needed. Rotate the placement of couch cushions.

·         Wipe down baseboards and crown molding.

·         Vacuum and steam clean carpets.

Bedroom:

·         Remove all bedding and sort into five piles: mattress pads, fitted sheets, flat sheets, blankets, and comforters. Wash in that order so you can make the beds as each load is completed.

·         Wash or vacuum window treatments.

·         Clean mirrors and windows.

·         Dust furniture with microfiber cloths.

·         Wipe down baseboards and crown molding.

·         Vacuum and steam clean carpets.

Bathroom:

·         Spray surfaces of tubs, showers and toilets with a heavy-duty cleaner, then allow to soak while you finish the next three items on the bathroom checklist. Return to rinse surfaces before completing the fifth item.

·         Clean mirrors, windows and sinks.

·         Wipe down walls.

·         Clean baseboards and vacuum or mop floors.

·         Wash towels and throw rugs.

A Look Inside the Crystal Ball

Here are three predictions about the housing market, according to the Home Price Expectations Survey compiled by the research firm Pulsenomics.

·         “Our most optimistic group of experts expects 31.2% cumulative home value appreciation through 2024, while our most pessimistic group expects a cumulative gain of just 7.8% over the same period,” reports Pulsenomics. The discrepancy among real estate experts is likely because this past decade has been unusual and therefore not a good predictor of what the future may hold. Is this lengthy seller’s market the new normal, or will the housing market eventually return to its historic patterns?

·         Members of Generation Z (today’s young adults under the age of 24) are expected to exceed the homeownership rate of millennials when they reach ages 35 to 44.

·         A significant number of those polled in the survey say younger millennials along with the Gen Z demographic may have an easier time qualifying for their first home purchase because housing values are predicted to even out, causing the required income-to-mortgage ratio to decline.

Buyers scour the internet looking at listings and hoping for just the right photo to inspire that feeling of home. If you want to attract buyers to your property, here are some suggestions from Realtor.com®.

Your home’s curbside photo creates that initial spark in a buyer’s mind. Most often the first listing photo buyers view is the front of the house. Be sure your property’s curb appeal includes an inviting front entry and attractive landscaping. The lighting needs to be just right so that the exterior details are not too dark and the sunlight doesn’t wash out the house color.

Some listings lead with a photo of a newly remodeled kitchen or a great room with an impressive fireplace. Interior photos need to be eye-catching, stylish and sparkling clean.

Younger buyers with children and pets may dream of a big backyard with space for outdoor play and entertaining. Highlighting a fire pit or well-maintained garden in the photos may increase a buyer’s interest.

3 Tips For Controlling Meal Portions

One way to cultivate healthier eating habits is to address the issue of meal portions. Research shows that people tend to eat most of what they’re served, which means large portions can contribute to overeating and weight gain, says HealthLine.com.

The U.S. tends to offer larger serving sizes than many other countries around the world. According to a study from the University of Pennsylvania, an average dinner in Paris is 25 percent smaller than an average dinner in Philadelphia.

Here are three ways to control your meal portions and still feel satisfied.

  1. Drink a glass of water before your meal. Consuming water before you eat helps your body distinguish between hunger and thirst, effectively helping you to consume fewer calories during your meal.
  2. Eat slowly. Taking more time to eat allows your brain to register feeling full and reduces the likelihood that you’ll overeat.
  3. Pay attention to what you are eating. Aim to fill half of your plate with vegetables, which are full of fiber and low in calories. This means you can eat more food and consume fewer calories. Include protein with each meal to help you feel full longer, reducing the urge to snack throughout the day.

In 15 years, the number of people ages 65 and older will exceed the number ages 18 and younger. Living longer makes the transition from the traditional four-bedroom family house to a smaller floor plan very attractive to new retirees. And with smart home technology becoming more accessible every day, active seniors can look forward to living safely and securely for years to come.

According to REALTOR® Magazine, “a smart home is a dwelling that is equipped with electronic devices that can control the use of utilities and appliances via voice activation or a mobile app.”

All you need to transform any home into a smart home is (1) a high-speed internet connection, (2) a voice assistant such as Amazon’s Alexa and (3) a smart alarm system.

With these three basic technologies, you can play music, control lighting, brew coffee, set thermostat temperatures, monitor energy usage, and see who is at your front door, among other things.

Is There A “One-Size-Fits-All” Checklist For First-Time Buyers?

Unfortunately, there isn’t one checklist to follow that meets all home buyers’ needs. However, here are some tips to help first-time buyers avoid making these five common mistakes.

1.     Choosing a home that’s too small. You may not be planning to have children when you buy your first house, but those plans could change in the next 3-5 years. A cozy two-bedroom bungalow tends to get very crowded after the second child arrives.

2.     Choosing a home that’s too large. A five-bedroom Victorian may feel luxurious, but owning such a spacious house before your family has grown into it can be costly. In addition, your tastes in housing styles may change over the years.

3.     Buying an underpriced property. You may stumble on a house that’s a great bargain: priced to sell fast. It may be because the owners need to move quickly and have priced their house below market value. However, there may be other reasons that the house is underpriced, which means you’ll have to deal with those issues whenever you sell.

4.     Investing in a fixer-upper. It’s tempting to buy a house with great potential and plan to rehab it yourself. Unless you really enjoy carpentry, plumbing and painting – and have lots of free time and cash on hand – you may find your dream home has morphed into a nightmarish money pit.

5.     Falling for the amenities. Maintaining lush landscaping, a huge vegetable garden, massive trees, a pool, and an oversized lot can easily steal all of your leisure time. As a new buyer, you may want to minimize the number of amenities you have to care for this time around.

Tips For Selling A Tenant-Occupied House

Selling a property while tenants are still living there creates a unique set of challenges. Depending on your relationship with your tenants, they could complicate the sale by not giving your real estate agent access to the home for showings. They also might not be motivated to keep the house in show-ready condition.

Be sure to discuss your plans with your tenants well in advance of putting up the for-sale sign. Be considerate of their housing needs and concerns about moving. Most Realtors® suggest that you give tenants 24-hours’ notice before a showing whenever possible.

Offering to hire a housecleaning service on a weekly basis would demonstrate your appreciation for your tenant’s cooperation. Or, you could reduce their rent slightly while the house is on the market. A little generosity can go a long way.

Home Staging: Buyers Want To See Your Home At Its Best

A 2018 survey from Home Staging Resource found that 85 percent of staged homes sold for 6-25 percent more than homes in the same market that weren’t staged. According to the National Association of Realtors®, the three most commonly staged areas are the living room (83 percent), kitchen (76 percent) and master bedroom (69 percent).

Consider these home-staging tips.

Living room: To eliminate dark shadows and enhance the decor, brighten up the room with chic lamps. Remove oversized furniture and arrange the rest in conversational groupings. When it comes to accessories, go for symmetry, which is most pleasing to the eye.

Kitchen: Clear everything off the countertops except for a pretty bowl of fruit or another decorative item. Pare down the dishes, utensils and appliances in your cabinets and drawers to make these storage areas look bigger. Scrub dirt, grime and stains from walls, cabinets, backsplashes, and floors. Clean and organize the pantry. Store trash cans in the garage.

Master bedroom: Consider replacing a king bed with a queen or full size to increase the available floor space. Pack up more than half of the clothes in the closets and then place remaining items on matching hangers. Store jewelry and other valuables in a safe spot. Be sure an attractive, neutral-colored comforter is the focal point of the room.
