Is it time to move?

Selling your home is certainly a personal decision. Here are five points to consider:

  1. You want to take advantage of the current real estate market. Housing prices are just beginning to level off in many areas, but it’s primarily still a seller’s market.
  2. Your financial situation has changed and you want to lower your mortgage payments. A job change, divorce, serious illness, or death may call for a new living arrangement.
  3. Your family has outgrown your starter home. What was once a cozy little home for two may not be the ideal situation for a family of five.
  4. You’re tired of paying for maintenance and repair bills on an older property. When the most frequent visitors to your home are the plumber, electrician and appliance repair technician, then it may be time for a newer house.
  5. You’ve spent at least five years in your current home and you’re ready to move on. If you have positive equity in your home, then you may be ready to sell.

This year, interior design is finding inspiration in wellness trends, plus throwing it back to the ’70s. Choose your look:

Intentional, sustainable design: Interior designers are leaning toward sustainability by using natural, reclaimed and upcycled materials. Look for rattan, linen and bamboo to be popular this year.

Houseplants continue to be trendy, and their health benefits appeal to wellness-conscious consumers. Wellness is also being reflected through calming, earthy colors such as terracotta, apricot and sage green.

“These are colors that ‘sit back,’ are soft and quietly composed,” says HomesToLove.com.au.

Bold, groovy style: In contrast to those soothing tones, you’ll also see vibrant, ’70s-inspired colors – think bright orange and yellow – in decorations and furniture. The rest of the primary color wheel is growing in popularity, too.

“From iridescent to full-out rainbow schemes, the technicolor palette has made major strides in recent years,” says Domino.com.

Curved couches and chairs are another ’70s throwback, says ElleDecor.com. According to TrendesignBook.com, bold floral prints on wallpaper as well as large geometric patterns for tile and statement ceilings will be popular choices this year, as a nod to the Art Deco era.

Just because your credit score isn’t ideal doesn’t mean you can’t finance a home. Consider these options:

  • The FHA offers affordable financing to first-time buyers and others with less than a 20 percent down payment. Those who qualify may pay as little as 3.5 percent down.
  • The VA, USDA and Navy Federal Credit Union are three government-related lenders that offer mortgages with as little as zero down. The VA serves veterans and family members; the USDA typically serves buyers in rural areas; and the Navy Federal Credit Union serves military personnel and their families, as well as some government employees.
  • A parent, other relative or friend (who has good credit and is willing to take on the responsibility) can co-sign your mortgage loan.

How the new tax law affects home equity debt

If you’re considering getting a home equity loan or home equity line of credit (HELOC), make sure you understand how the tax rules have changed.

First of all, it’s important to clarify that acquisition debt is when money borrowed against your home is used to buy, build or improve a primary or secondary home. Home equity debt is when the money is used for something other than your home, such as paying student loans or funding a business.

Under previous tax laws, taxpayers could deduct interest on home equity debt – no matter what the money was used for – as long as the total mortgage debt was below $1 million, according to Realtor.com®.

The Tax Cuts and Jobs Act suspends this deduction unless the loan is used to “buy, build or substantially improve” a home, according to the IRS. Acquisition debt is still tax deductible, but the total debt limit was lowered from $1 million to $750,000.

Keep receipts from your home improvement projects and consult a tax professional to help you navigate your specific situation.

The current economy, market demand and human emotion all factor into setting the right asking price for your home. In a strong seller’s market, it’s tempting to overprice your property to see what kind of offers you receive. On the other hand, some sellers prefer to set a below-market asking price, hoping to spark an emotional bidding war among buyers.

Here are some points to consider:

  • Not all seller’s markets are created equal. Discuss your asking price with a local Realtor® in order to gain more knowledge about resale properties in your neighborhood or subdivision.
  • Curb appeal is still an important factor. Attracting prospective buyers who drive by the properties for sale in your area is key to enhancing the emotional appeal of your home. A spotless interior will never be seen if the exterior is not in tip-top condition.
  • Interior decorating increases buyer desire. Even though buyers know that the furnishings don’t stay with the home, attractive interiors make the sale. On average, professionally staged homes sell 88 percent faster and for 20 percent more than non-staged homes, according to data from the National Association of Realtors®.

The temperature is rising.. here are some tips on how to keep cool!

Hot weather can drive up your energy bills, and an inefficient air conditioning unit can leave you sweaty and uncomfortable. Here are some ways to keep your home cool and save money in the process.

Close your blinds.
According to The Family Handyman, around 30 percent of heat comes in through your windows. By closing your blinds and drawing the curtains you can keep unwanted heat out.

Grill your food.
Avoid using the oven and stove. Clear skies allow you to fire up the grill and get more use out of outdoor furniture.

Switch to CFLs.
Compact fluorescent light bulbs (CFLs) cut lighting costs as well as cooling costs. They give off very little heat, and when your house feels uncomfortably warm, every small improvement helps. 

Allow air flow.
Keep interior doors open to let air flow freely between rooms, which helps regulate the cool air. Open windows in the evening to bring the cool breeze in.
