Below is a testimonial from a fabulous client. I’m deeply honored to represent HER!

I am honored to give Rachel Sheller this letter of recommendation. Rachel has worked with myself and my family on various real estate transactions over the past 15 years. She most recently worked with my daughter and her husband to sell their home and with purchasing another home and assisted me in the purchase of a new home.

Rachel demonstrates integrity and extensive knowledge when working with clients. Her knowledge of the current market and her work ethic shortens the duration a property remains on the market saving both time and money. She is sensitive to the needs of her clients and works hard to achieve their goals. She continues to work even after the papers are signed to ensure your experience from beginning to end is a successful and pleasant experience. I will continue to choose to work with Rachel for my real estate needs and have referred her often to family and friends.

I am confident Rachel can successfully assist you, too!”

Thank you so much Colleen for letting me represent you! I really appreciate the opportunity to be of service. I love being your realtor and also your friend.

Many people are unsure how to estimate the value of their home. Here are a few age old truths about pricing no matter what kind of market we have: Seller or Buyer Markets.

Although, With the lack of inventory we are currently experiencing a seller can put their list price slightly over fair market value….depending on the location. All locations are different.

  1. Value is determined not by what you need or have invested in your property, but by what a buyer is willing to pay.
  2. The higher you price your property above fair market value, the fewer the number of available buyers.
  3. The greatest number of showings occur when your property first comes on the market; it quickly attracts the attention of the largest number of buyers looking for a property in that price range.
  4. The closer the listing price of your property is to fair market value, the higher the selling price you’ll likely receive. Too high a listing price attracts the wrong buyers and the right buyers won’t see your property.
  5. The length of time your property is on the market may affect the selling price you receive. In a buyer’s mind, too much time on the market indicates an overpriced property. To a buyer, it presents an opportunity to negotiate a price lower than you might have originally received.

Call, email, or text me when you are ready for information on Selling your property and buying another, if you are planning on it. I can help you with that too. I look forward to talking with you soon.

Leave These Home Improvements to the Pros

Leave These Home Improvements to the Pros

Making home improvements yourself is a great way to increase the value of your home without having to pay a contractor or technician. But you don’t want to take on every project yourself. Whether they’re complicated, dangerous or flat-out illegal, these are the jobs Bob Vila says you should leave to the pros.

Install a gas stove

Anything involving gas can be dangerous, so you’ll want to hire a plumber to install the gas line. But gas stoves also require electricity to operate correctly, so you’ll want to hire an electrician to modify the electrical circuit, as well.

Replace light fixtures

If your changes will affect the electrical wiring, your safest choice is an electrician. Faulty wiring is one of the leading causes of house fires, and on top of the trauma of a fire, your insurance company could deny your claim if work wasn’t done by a licensed professional.

Remove old insulation

In older homes, insulation could contain asbestos, which can be harmful to your health. Hire an asbestos abatement team to protect yourself and make sure the asbestos is removed and disposed of lawfully.

Knock down a wall

Creating an open floor plan may seem simple, but your city could require a permit if the wall is structural. Call a specialist to determine if this is the case, and check with your municipality before you start swinging.

HVAC repair

Licensed professionals must undergo a thorough training and certification process to handle expensive HVAC systems and potentially dangerous chemicals such as Freon – the type of training you probably don’t have. Plus, unlicensed repair work could lead the manufacturer to void your warranty.

Hot water tank replacement

Anytime you’re dealing with electricity and gas lines, it’s a good idea to let a pro handle it. “Because of the permits, code adherences, safety regulations and risks – like possible carbon monoxide emissions – a licensed plumber is required to take on this home task,” Vila says.
