2017 HOUSING MARKET FORECAST

2017 Real Estate forecasts are rolling in and we are on the top 10 short list for the top 10 hottest markets (keep reading for more info)!  According to realtor.com®‘s latest forecast,  the 2017 National housing market will be a year of slowing, yet moderate growth, slight increase in interest rates and two demographics to dominate the market:  Baby boomers and Millennials.

There are five key trends (NATIONALLY) we expect in 2017:

1. Millennials and boomers will dominate the market

2. Midwestern cities will continue to be hotbeds for millennials

3. Slowing price appreciation

4. Fewer homes on the market and fast moving markets

5. Western cities will continue to lead the nation in prices and sales– THIS IS US PEOPLE! See photo above.

LATEST MARKET REPORT NUMBERS & STATS 11-11-2016!

October brought seasonal and expected cooling to the Portland-Metro real estate market. We are still currently in the midst of  a solid Seller’s market. The real estate market is still very robust and active despite the slowing of the market. We are currently sitting at 2 months of inventory on the market. That means it would take 2 months to sell all of the real estate on the market. This is expected to rise a bit in the coming months.

The average and median sales prices continue to rise in the Portland-Metro area. comparing 2016 to 2016 through October 2016, the average sales price rose 11.5% from $353,400 to $393,900. In the same comparison the median sales price rose a whopping 13.1%, from $305,000 to $345,000. These are big numbers people!

The average market time has increased by a modest 6 days. Making the average market time 41 days. The interest rates are still  very low and that counter acts the rising prices, making purchasing a home affordable and smart investment. In most cases the mortgage payment is less than rent would be.

If you have been sitting on the fence about selling, this is a good time to make that move! 2017 is estimated to be another good year in real estate , but just not as high appreciation. Slow, steady growth is what to expect. I knew I’d be selling my beautiful, but sad home soon after my divorce was

finalized. I also knew that Rachael would be the the one I could trust. Our sons

played baseball together several years back and during that time I witnessed her

came by to do a walk thru, suggesting things to do to prepare the house for listing,

her words “you can do this, I got you”. Not only did she pay attention to detail

regarding my home, but on the day she came to take photos she was wearing a

elephant pendant, I love elephants and she said she wore it for me…it’s the little

things.

My house was being sold as-is and the offer we accepted was FHA in the beginning

so the process took more time. This was ok, I was not in a hurry and definitely

needed the time. She addressed any question or concern I had with her expertise

and if I wasn’t sure about a decision I needed to make, I knew she had my back and

could count on her advice. Rachael understood my situation and treated me with

kindness and respect. From start to finish she kept me informed and updated

throughout the entire process, making a task I dreaded smooth and effortless on

my part.
