MOST CURRENT REAL ESTATE STATS AND WHAT THEY MEAN!

The Real Estate Market Right now-The Portland metro area real estate market had an influx of listing on the market with a whopping 3,604 new listings that hit the market last month. Even with that surge of listings, we are sitting at a low 1.3 months of inventory on the market right now. Currently, it is a sellers market, with prices on the rise. Normally, you would think the scales would be tipped strong towards the sellers, and they are , except the interest rates are still very low, which helps to balance out the disparity. THAT, makes this the best time in history to jump in the real estate market! Prices are rising, but the low interest rates counteract the rise to some extent.

Total Market Time- The time it takes on average, to sell a home is sitting right at 58 days. Some areas its less time, and others its more. It also depends on how you price your home. You can still overprice your home in a sellers market and it will sit on the market. You don’t want that!

Average and Median Sale Prices- SOLDComparing the average price of homes sold in the twelve months ending March 31st of this year ($404,300) with the average price of homes in the twelve months ending March 2016 ($361,100) shows an increase of 12.0%. In the same comparison, the median has increased 12.2% from $315,000 to $353,500. THIS IS A WHOPPER!! Where else can you make those returns? Real Estate once again proves to be one of the very best investments you can make.

LATEST MARKET REPORT NUMBERS & STATS 11-11-2016!

October brought seasonal and expected cooling to the Portland-Metro real estate market. We are still currently in the midst of  a solid Seller’s market. The real estate market is still very robust and active despite the slowing of the market. We are currently sitting at 2 months of inventory on the market. That means it would take 2 months to sell all of the real estate on the market. This is expected to rise a bit in the coming months.

The average and median sales prices continue to rise in the Portland-Metro area. comparing 2016 to 2016 through October 2016, the average sales price rose 11.5% from $353,400 to $393,900. In the same comparison the median sales price rose a whopping 13.1%, from $305,000 to $345,000. These are big numbers people!

The average market time has increased by a modest 6 days. Making the average market time 41 days. The interest rates are still  very low and that counter acts the rising prices, making purchasing a home affordable and smart investment. In most cases the mortgage payment is less than rent would be.

If you have been sitting on the fence about selling, this is a good time to make that move! 2017 is estimated to be another good year in real estate , but just not as high appreciation. Slow, steady growth is what to expect. Home Sellers Making Gains

Good news, homeowners! After nearly a decade of depressed home values and underwater equity, your fortunes continue their long-awaited turnaround. This spring, RealtyTrac’s U.S. Home Sales report showed that home sellers sold their houses for, on average, $30,500 more than their original purchase price. That amounts to a 17 percent average gain in price, the highest average gain since December 2007 and the onset of the recession.

“Home sellers in many markets are now seeing average price gains close to or above what home sellers experienced during the last housing boom,” said RealtyTrac’s Daren Blomquist. “That should encourage more homeowners to take advantage of the prime seller’s market and list their homes for sale this year.”

Among the 125 metropolitan statistical areas analyzed, the top 10 cities where sellers realized the biggest average gains (and the percentage of increase) were:

  1. San Francisco (72%)
  2. San Jose, CA (60%)
  3. Boulder, CO (53%)
  4. Prescott, AZ (51%)
  5. Los Angeles (48%)
  6. Denver (42%)
  7. Portland (40%)
  8. Austin, TX (40%)
  9. Seattle (38%)
  10. Baltimore (38%)
