Get pre-approved before listing your home. . . . here’s why

Before you list your current home for sale, it’s smart to ensure you are prepared to move into your next home. Becoming pre-approved for a mortgage, or st least starting the process, is an important part of that process.

Note, becoming pre-approved is a longer process than being pre-qualified. It requires more documentation, and will help your lender narrow in on a specific amount you will be approved for under specific conditions.

Your credit will be examined when you get a pre-approval for a home, resulting in a hard inquiry on your report. But, it will tell you and your lender if you qualify for the type of home you seek.

Getting pre-approved enables you to get ahead on your home search, with a competitive edge while I work to sell your home. You can begin narrowing down your ideal neighborhoods and dreaming about your next home with a price range in mind.

Lastly, Doing the work upfront and getting it all done will free up time and prevent a  headache once we get an offer on your home. Getting pre-approved in advance will allow for the stress to be reduced since you wont have to worry about it. De-Clutter Before You Move

Moving to a new home can seem daunting when you look over the piles of clutter you’ve accumulated. Don’t let the quantity of what you have to pack overwhelm you. Instead, prepare for your next adventure by getting rid of the old to make space for the new.

Start piles.
You have three options when it comes to cleaning: keep, throw away and donate. If you can’t move without it, keep it. If it’s broken or unusable, throw it away or recycle it. If you no longer have a need for the item but it’s in usable condition, donate it. Simplifying your options makes the process quicker.

Don’t procrastinate!
Start early. If you know you are moving several months in advance, don’t wait to start organizing and packing. Using the pile system, you can start organizing your “stuff” so the task never feels too overwhelming.

Prioritize over time.
Categorize your lengthy to-do list into themed days and weeks, such as “donate week,” “clean-out-the-closets week,” and “box-up-the-kitchen day.” Then tackle those days and weeks one at a time. Work backwards so you’re packing and storing items you use less often first. You don’t want to pack all your bath towels weeks before your move!

Don’t weigh down your boxes.
Remember, a human is going to have to move each of these boxes, so don’t weigh them down. Pack lighter items in with heavier items, and go for more boxes with fewer items inside. If it’s a local move, don’t forget to utilize totes, suitcases and laundry baskets you already own to transport household items.

5 Steps Toward Early Retirement

Retiring early is all about financial habits and willpower. If you are willing to make the necessary changes, early retirement can be achieved no matter where you are in your career now.

  1. Start today

There’s no better time to start than now. Simple as that.

  1. Pay off debt

It’s hard to start saving when you have thousands of dollars of debt looming overhead. Buckle down and make significant payments on debt to buy yourself the freedom to start investing in your retirement.

  1. Create a plan

Stick to a plan that you can contribute to monthly and track your progress. Decide how much you want to have saved up by the time you retire, then decide at what age you would like to retire. Now calculate how much you need to save each month in order to meet this goal. (You may need to consult a financial planner.)

  1. Spend wisely

Really think about your needs and limit spending on expensive items that only bring temporary satisfaction, such as a new car, boat or RV.

  1. Think long-term

Living on less will help you down the line, so learn to downsize. Every little bit helps. Bring your lunch to work, ride your bike more often or trade your expensive annual vacation for a stay-cation.
