What Can Cause A Closing To Be Delayed?

The good news is that 76% of housing contracts close on time, according to recently released data from the National Association of Realtors®. Of the 24% that were delayed, 20% closed on a later date and only 4% were completely canceled.

Most of the factors requiring a delayed closing were related to obtaining financing (35%), problems with the appraisal (25%), home inspection/environmental issues (16%), and title/deed questions (9%).

Oftentimes, the buyer’s and seller’s agents are able to solve these closing issues by renegotiating who pays for specific items in the closing costs or by adding a home warranty provided by the seller.

Are Home Buyers Smart To Follow The Trends?

Architects and designers love to convince people that the latest trends are the most desirable features for every household. However, a design’s popularity doesn’t necessarily mean that every buyer should want it. Here are some examples, according to Realtor.com®.

1.     Open floor plans: While open floor plans can feel bright and airy, they’re not without some drawbacks. Sound carries in spacious rooms, which can be frustrating for households with young children or adults who work from home. And while it’s convenient to see your living room from your kitchen, remember that open floor plans generally require large rugs, tall pieces of art and strategically placed furniture in order to create a cozy, inviting atmosphere.

2.     Hardwood flooring: Today’s home buyers almost always prefer beautiful hardwoods to carpet or tile. However, without the proper finish, scratches and stains can become a serious issue. In some households, kitchens, bathrooms and other high-traffic areas may be better off with a more durable flooring choice.

3.     Upstairs laundry room: A laundry room near your bedroom may seem like the ultimate convenience, but don’t forget to consider the noise. If you’re concerned the washer and dryer will keep you or the kids awake, doing a little extra legwork to get to a first-floor or basement laundry room may be worth it.

4.     Designer sinks: Bowl sinks are elegant, but they take up valuable counter space. Pedestal sinks look sleek, but they leave you no room to store toiletries or cleaning supplies. Consider reserving these features for a hall or guest bath rather than the bathrooms you use every day.

5.     In-ground pool: A pool in your backyard may be on your wish list, but keep in mind that pools require a lot of maintenance. Make sure you have the time, resources and motivation to take care of an in-ground pool before you take the plunge.

Are millennials slackers or geniuses?

Millennials often get a bad rap for being unemployed, living with their parents, and putting off getting married or having kids, but, according to an article from Business Insider, there’s more to 18- to 30-year-olds than meets the eye!

  1. Millennials do most of their shopping in physical stores.  Sure, they are tech savvy and frequently shop online. But millennials haven’t completely abandoned stores and shopping malls. They like to touch and feel products before they buy them, and still appreciate the experience of shopping in a store. In fact, millennials still complete 54% of shopping in physical stores, according to the report.
  2. Millennials save more money than the national average. “Contrary to popular rhetoric regarding a highly challenged consumer who may be burdened with debt and living ‘paycheck to paycheck,’ our survey of millennials suggests the majority of the demographic (74% of total responses) saves money every month compared to 26% who do not,” the report says.
  3. Millennials are planning to buy homes. They are delaying home-buying and marriage and kids, but they are planning to get to those life milestones eventually. When asked what they are saving for, millennials said (1) a house, (2) a car, and (3) retirement.
  4. Millennials aren’t just relying on Uber and Lyft to get around. They are actually buying cars. Like with homeownership, many millennials have delayed purchasing cars. But car buying among this demographic is rapidly rising and will continue to grow, according to the report. About 64% of millennials plan to buy a car in the next two years, and most of those who don’t plan to buy a car already own one, according to the data. Only 5% of respondents said car-sharing services like Uber and Lyft serve as a replacement for owning a car.
