8 Hot Home Trends For 2020 And Beyond

With a new decade upon us, it’s an exciting time for home design trendsetters, including architects, developers, builders — and yes, you, the homeowner. Trends in the field reflect green and tech innovations, healthier lifestyles and a focus on shared space. Let’s take a look at eight of the most important directions being taken.

  1. Going casual.Homes today reflect a more relaxed lifestyle, with an emphasis on comfort. Formal dining and living rooms are being replaced by open floor plans, a greater inclusion of the outdoors and no-frills home offices.
  2. Smarter and better connected.Evolving smart technologies have been incorporated throughout the home. Automated systems, which range from home security to lighting to climate control, are everywhere. Command centers provide a place for wireless charging stations, home deliveries and easy device access for coordinating family schedules.
  3. Green sustainability is in fashion.In response to a changing climate and increasing costs, energy efficiency is a must. Homeowners are choosing Energy Star appliances and windows. Smart thermostats and LED lighting save money and energy. New, efficient plumbing fixtures conserve water. Builders are using recycled and other high-tech materials to improve thermal insulation. Rooftop solar panels are more common. The green home marketplace is abuzz with constant improvements.
  4. The appeal of the open floor plan.Whether home buyers are looking to maximize the flow of light or space, or to create more familial unity, they’re looking to open floor plans. Most common is the integration of the kitchen with a dining or living room, but also with a patio or home office. These multipurpose spaces are becoming the norm.
  5. The heart of the home.The kitchen remains the center of household activity. We not only cook and eat in the kitchen, but its island has expanded into the home’s meeting place. Design-wise, buyers are looking for white-upon-white cabinetry and walls, stainless steel appliances and natural stone counter tops.
  6. Redefining the bathroom.In the easygoing 2020’s, the bathroom can be your refuge: a long shower or even longer soak transforms the room from a care space into a spa. Calming shades of white and gray are preferred. Homebuyers are going with the clean look of wall-mounted fixtures. More welcoming walk-in showers with multi-function faucets are a hot feature.
  7. At home in the great outdoors.Another exciting trend for the 2020s is a greater usage of the homeowner’s outdoor space. With more informal lifestyles, enjoying one’s yard, deck, patio or pool is now a priority. Designer outdoor furniture and exterior lighting, as well as mobile heaters and outdoor kitchens, are making the outdoors a year-round experience.
  8. Tomorrow’s home, today.Builders are recognizing home affordability issues and responding to home buyers’ changing priorities. This is resulting in smaller homes with fewer traditional luxuries, like three-car garages. More affordable prefab modular construction and townhomes are on the rise.

Trending Styles For The Master Bath

You may be planning to update the master bath before putting your home on the market or after you’ve purchased a resale home. This is what’s trending among homeowners who renovated their bathrooms within the past 18 months, according to the latest survey conducted by Houzz.com.

·         When remodeling master baths, 90% of homeowners change the style. The most popular option right now is transitional, a unique blend of classic traditional and sleek contemporary design.

·         Soothing, neutral color palettes are typically chosen to complement transitional, contemporary and modern bathroom styles.

·         The largely popular farmhouse style has started to decline.

·         The top three colors for vanities are white (34%), wood (29%) and gray (16%). White is also trending for countertops (46%), followed by multicolored (18%) and gray (12%).

·         Gray is most often selected for the wall color with paint being the top wall surface by far, followed by either ceramic or porcelain tile.

Listings with High Days On Market

When reviewing a real estate listing, it’s important for buyers to pay close attention to the days on market (DOM), which is the length of time the home has been for sale on the multiple listing service. In many cases, higher-than-average DOM properties may indicate that the home has been overpriced or that expensive repairs are needed, reports Realtor.com®.

However, that’s not always the case. Depending on the local housing market, a listing may be considered “stale” if the DOM is more than 21 days. In other areas, homes may take as long as three to five months to sell because of the uniqueness of the location, time of the year or other factors. Perhaps an offer on the home had been accepted but fell through when the would-be buyer failed to qualify for the mortgage loan.

Identifying buyer turn-offs such as an outdated interior, poorly maintained landscaping or peeling exterior paint may also help you determine if there’s a deal to be made on an otherwise sound house.

More importantly, in a split second, they could turn furniture into a jungle gym and get hurt. According to Nationwide Children’s Hospital, around 15,000 kids visit the emergency room each year due to falling furniture. Take the necessary precautions to secure your furniture, and save your kids from serious injury.

When purchasing furniture, choose pieces with wide bases and steady legs. Talk to your kids about the dangers of climbing on furniture, and keep toys close to the floor so children won’t be tempted to scale the bookshelf.

You can also secure furniture and TVs to walls with mounts and safety straps. Some furniture manufacturers now provide safety straps with the purchase of certain shelving units. Install these as an extra line of defense against kids who pull and climb.

Here are three projects, according to the National Association of Realtors®, that add significant equity to your property, even if you have to hire a professional to do all or part of the work.

• Insulation: While adding or replacing insulation is not a glamorous project, it does pay off at resale time and can save you up to 50 percent on your heating/cooling expenses.

• Hardwood flooring: The investment in refinishing existing hardwood or having new hardwood installed will easily pay for itself at resale time. Homeowners love the look and feel of wood floors.

• New roof: “How old is the roof?” is one of the first questions potential buyers ask when viewing the outside of a property. Re-roofing your home with the newest, eco-friendly materials can increase your equity position as well as help lower your energy bills.

Be Aware Of These Home-Buying Fees

In addition to a down payment, here are some other expenses home buyers need to be aware of. According to WorkableWealth.com, “Just because you’re spending hundreds of thousands on a home doesn’t mean you should be comfortable throwing thousands of dollars at fees.”

Be sure to ask your lender or Realtor® any questions you have concerning the fees you’re being charged. In addition, your real estate agent may be able to help you negotiate the cost of some of these home-buying expenses.

Home inspection: Inspectors will look for any signs of structural issues, mold and leaks. They also assess the condition of the roof, gutters, HVAC, water heater, plumbing, electrical system, and more.

Appraisal: Mortgage lenders require an appraisal report to ensure that the property is worth the sales price agreed upon by the buyer and seller.

Loan application: Thelender will charge fees for running your credit report and processing your application. Be sure to ask for an itemized list of these charges.

Mortgage loan origination fees: These upfront costs, which are associated with underwriting and funding the loan, are quoted as a percentage (typically 0.5 to 1.5 percent) of the total amount borrowed.

Private mortgage insurance (PMI): Lenders generally require buyers to put down at least 20 percent of the purchase price of the home. Otherwise, PMI is required to protect the lender if the buyer should default on the loan. The PMI should be automatically canceled once the buyer reaches 78 percent of the loan-to-value ratio.

Tax service: This fee ensures that the seller’s tax payments on the property are up to date and that the buyer’s payments are correctly credited.

Property survey: This report outlines the boundaries, dimensions and major features of the property.

Title services: Title companies charge fees to cover the title search, notary costs, government filing fees, and more to ensure the buyer receives a clear title to the property.

7 Tasks to do after moving into your new home

The safety and security of your family, guests and pets are the most important reasons to complete these tasks as soon as possible after moving in.

1. Change the locks and the garage door entry code. You have no idea how many of the former owner’s neighbors, friends or relatives have a key or know the garage code.

2. Hide an extra key in a combination lock box. Burglars know all of the usual spots where people hide keys such as under a flower pot or in a fake rock.

3. Test smoke and carbon monoxide detectors. If there aren’t any or they look dated, make sure to install new ones.

4. Check the temperature on your water heater, especially if you have young children. The safest and most eco-friendly setting is 120° F.

5. Make sure there’s a fire extinguisher in the kitchen and one on each additional floor.

6. Check motion lights and other security lights to make sure they have working bulbs.

7. Locate the main gas and water shut-off valves. Find the circuit box and label all of the breakers.
