Tackling DIY projects can be satisfying, just make sure you don’t end up in the hospital. Porch.com analyzed data from ER visits and found that ladders caused the most injuries for DIYers, followed by hardware (nails, screws, etc.), lawn mowers and power saws. The report also found that more people were hurt using cleaning agents than chain saws. Remember: “No matter how modest your home improvement project may appear, exercise caution and focus at every stage.”

Consider these tips from the safety consulting and certification company Underwriter Laboratories:

·         Use the “4-to-1 rule” for ladders: For every four feet of height, the base should be one foot away from the wall.

·         Protect your eyes by wearing safety goggles when operating power tools, and avoid wearing bracelets, watches or loose-fitting clothing.

·         When painting inside, ensure proper ventilation by opening windows, using fans and wearing a respirator mask. Take breaks often to get away from the fumes.

·         Be aware of where other people (and pets) in the household are at all times, and keep your work space clean and well-lit.

·         Know your limits. If you don’t feel comfortable with a specific tool or project, call a professional rather than risk getting hurt.

As the buying season approached- it might be good to know how to resist these retail traps!

When it comes to profoundly understanding consumer behavior, retailers have done their research. Watch out for these strategies that stores use to get you to buy more. 

Free shipping thresholds: Be wary of offers such as “spend $50 and get free shipping.” Avoiding a shipping charge may feel like the better deal, but make sure you’re not spending money on stuff you don’t need.

Limited-time offers: You’re more likely to purchase an item impulsively if you’re worried it will be gone tomorrow. Limited-time offers capitalize on your fear of missing out. 

Price anchoring: Seeing the slashed “original” price can prompt you to think you’re saving money, even if the product is still overpriced. Take time to research similar products to ensure you’re getting the best deal.

Product hide-and-seek: Some stores rearrange products frequently in hopes that you’ll scan extra shelves and add more to your cart. Stick to your list or order products online to avoid this trap.

What Can Cause A Closing To Be Delayed?

The good news is that 76% of housing contracts close on time, according to recently released data from the National Association of Realtors®. Of the 24% that were delayed, 20% closed on a later date and only 4% were completely canceled.

Most of the factors requiring a delayed closing were related to obtaining financing (35%), problems with the appraisal (25%), home inspection/environmental issues (16%), and title/deed questions (9%).

Oftentimes, the buyer’s and seller’s agents are able to solve these closing issues by renegotiating who pays for specific items in the closing costs or by adding a home warranty provided by the seller.

“Geometric designs, increasingly refined faux-hardwood porcelain tile and luxury vinyl-tile floor coverings were prevalent,” reports Houzz.com. 

Whether you’re updating your drab interiors for your own enjoyment or redecorating your home for resale, here are some highlights to consider.

 Patterned tile: Increasingly popular choices for kitchen floors and bathroom walls are graphic encaustic (or inlaid) tile and arabesque mosaic tile.

• Quartzite: “The great thing about quartzite is it comes in so many colors, so a lot of it looks like marble, but it’s much stronger,” according to the National Stone Institute. “It’s good for countertops.”

• Faux wood: Selected for its easy maintenance and lower cost compared with natural hardwood, the wood look is available in materials such as laminate, porcelain and vinyl.

91% of sellers listed with a Realtor®

This past year was definitely a strong seller’s market, according to recently released data from the National Association of Realtors®. With stiff competition among buyers for the low number of listings available in the marketplace, you might think that homeowners would opt to sell their own houses. However, for-sale-by-owner properties were at an all-time low. In fact, 91 percent of sellers listed with a Realtor® in order to take advantage of the professional agent’s knowledge of the market and expertise in negotiating the sale.

Here are some other trends about home sellers in 2018:

  • Nearly 45 percent moved up to a larger house.
  • The median gain in their home equity was $55,000.
  • The average time spent living in the home before selling was 9 years.
  • The typical distance between the property sold and the property purchased was about 20 miles.
  • Typically, Listing with a Realtor gets you more money than going alone.

How the new tax law affects home equity debt

If you’re considering getting a home equity loan or home equity line of credit (HELOC), make sure you understand how the tax rules have changed.

First of all, it’s important to clarify that acquisition debt is when money borrowed against your home is used to buy, build or improve a primary or secondary home. Home equity debt is when the money is used for something other than your home, such as paying student loans or funding a business.

Under previous tax laws, taxpayers could deduct interest on home equity debt – no matter what the money was used for – as long as the total mortgage debt was below $1 million, according to Realtor.com®.

The Tax Cuts and Jobs Act suspends this deduction unless the loan is used to “buy, build or substantially improve” a home, according to the IRS. Acquisition debt is still tax deductible, but the total debt limit was lowered from $1 million to $750,000.

Keep receipts from your home improvement projects and consult a tax professional to help you navigate your specific situation.

Should you sell a home during the holidays?

Traditionally, most sellers shy away from listing their homes in November or December. Some buyers, however, need to make a quick purchase before the end of the year due to a job transfer, estate settlement or other tax reasons. With very little competition in the marketplace, properties listed during the holiday season tend to sell more quickly and for a higher price.

If you’re worried about moving during the holidays, keep in mind that buyers often need to close by December 31, but they don’t necessarily need to take possession until January. That way both you and your buyers can enjoy one last holiday season in the old house before making the move.

Of course, the most pressing question is whether you should decorate your home for the holidays. Real estate professionals agree that homes show better with tasteful, festive decorations. Buyers can typically feel the warmth of the season and comfortably picture themselves living there. Be sensitive to different religions and use generic decorations that reflect a fall or winter theme.

The temperature is rising.. here are some tips on how to keep cool!

Hot weather can drive up your energy bills, and an inefficient air conditioning unit can leave you sweaty and uncomfortable. Here are some ways to keep your home cool and save money in the process.

Close your blinds.
According to The Family Handyman, around 30 percent of heat comes in through your windows. By closing your blinds and drawing the curtains you can keep unwanted heat out.

Grill your food.
Avoid using the oven and stove. Clear skies allow you to fire up the grill and get more use out of outdoor furniture.

Switch to CFLs.
Compact fluorescent light bulbs (CFLs) cut lighting costs as well as cooling costs. They give off very little heat, and when your house feels uncomfortably warm, every small improvement helps. 

Allow air flow.
Keep interior doors open to let air flow freely between rooms, which helps regulate the cool air. Open windows in the evening to bring the cool breeze in.
