Home Staging: Buyers Want To See Your Home At Its Best

A 2018 survey from Home Staging Resource found that 85 percent of staged homes sold for 6-25 percent more than homes in the same market that weren’t staged. According to the National Association of Realtors®, the three most commonly staged areas are the living room (83 percent), kitchen (76 percent) and master bedroom (69 percent).

Consider these home-staging tips.

Living room: To eliminate dark shadows and enhance the decor, brighten up the room with chic lamps. Remove oversized furniture and arrange the rest in conversational groupings. When it comes to accessories, go for symmetry, which is most pleasing to the eye.

Kitchen: Clear everything off the countertops except for a pretty bowl of fruit or another decorative item. Pare down the dishes, utensils and appliances in your cabinets and drawers to make these storage areas look bigger. Scrub dirt, grime and stains from walls, cabinets, backsplashes, and floors. Clean and organize the pantry. Store trash cans in the garage.

Master bedroom: Consider replacing a king bed with a queen or full size to increase the available floor space. Pack up more than half of the clothes in the closets and then place remaining items on matching hangers. Store jewelry and other valuables in a safe spot. Be sure an attractive, neutral-colored comforter is the focal point of the room.

FRONT DOORS AND SELLING YOUR HOME!!

Professional stagers agree that painting your front door the same color as your house and trim will not do justice to the entry of your home. We advise that the front door color is vital to your home’s first impression and overall appeal. The door color must be just right. The wrong color can be to distracting, but the right color can be breathtaking and memorable. A bland color, that matches the trim, is not recommenced.

In a recent survey, 79% of professional stagers felt that a colorful front door contributes to the overall look and feel of the home and can increase the homes’s perceived value. The front door color can help a home stand out in online photos by making it more visually appealing that boring, non-descript doors. A great first impression can set the home apart and draw potential buyers in to see the home’s interior.

In another recent  survey asking professional stagers what front color they would definitely AVOID; 54% said they would avoid purple and 36% said to avoid the same color as the trim. 79% of all stagers felt that a colorful front door increases the value, or interest , in a home on the market today.

The top four door colors recommended are: #1 -Red, #2-Black, #3-Blue, #4 Stained, #5-Yellow, and #6-Grey. Most stagers agree, its best to stay away from trendy colors. When choosing the color of your front door, you should take into consideration your home’s style as well as the paint colors on your home’s body and trim. Flashy colors may be popular, but the wrong choice could significantly change the entire aesthetics of your overall curb appeal.

HARDWARE TIPS FOR SELLING 

If your existing hardware is dated or damaged. Replace it. Choose the correct style of hardware for your house. Traditional, modern, etc. If you are keeping your hardware, remove it completely before painting the door. If your address numbers are near the front door, install new ones that match your new hardware.

 

Door painting tips for selling

  1. Choose your color wisely
  2. Choose your finish: satin, semi-gloss, gloss, etc.
  3. Find a clean and ventilated area
  4. Remove the door and hardware
  5. Tape off the area you don’t want painted
  6. Clean the door, sand the door, and then clean the door again (use a tack cloth to make sure all the dust is removed)
  7. Apply a primer
  8. Paint the door, using smooth and consistent strokes; allow to dry completely and add a second coat if necesary
  9. Replace hardware only after the door is fully dry to the touch
